For many people, the decision to consider moving into a retirement village raises a number of questions. To make this decision easier to understand, we have summarised some of the more common questions and answers.

When you purchase your home at Peakviews, you are buying a license, or the right to occupy your home for your lifetime, or until such time as the license is terminated. You’re not actually buying the building or the title to any land. The terms and conditions of the license are set out in an Occupation Right Agreement (ORA).
The entry payment is the amount you pay on settlement date, from which time your villa becomes available for you to occupy. The entry payment varies depending on the type of home you choose and the current market value.
A Deferred Management Fee (DMF) is payable when you permanently vacate your villa. It’s a contribution towards the cost of providing and maintaining the facilities and services you use while living at Peakviews. The DMF is calculated as a percentage of the entry payment and is deducted from your entry payment when you leave the village (conditions apply).
We think you’ll love Peakviews, however, if you change your mind within 15 working days of signing your ORA, we’ll cancel the agreement and refund your deposit in full.
Yes. 65 or over.
Pets are an important part of your family and you’re welcome to bring them to Peakviews. Just check with the Village Manager first to make sure your new home will be suitable for them.
Your villa is your home, so friends and family are absolutely welcome to stay with you. If you’d like them to stay for longer than three months in any 12-month period, please check with the Village Manager first.
The gardens have been designed by our landscape architect to ensure an attractive, consistent look across the village. They’ll be maintained by our staff, however if you’re an avid gardener and would like to maintain them yourself, have a chat with the Village Manager. There are also several communal gardens throughout the village providing great opportunities to grow vegetables, herbs or flowers.
Yes, each villa is provided with a garage (single or double and with additional parking in front of the garage for visitors). Plus, there is an additional allocated car park.
There’s no motorhome/caravan parking available on site at Peakviews, but if you check with the Village Manager, we may be able to assist with an alternative parking location.
Peakviews has partnered with Private Care NZ, one of New Zealand’s leading providers of in-home care and support. A dedicated concierge service gives all residents access to short or longer-term care, tailored to personal needs.
The weekly fee is a base fee which covers the village management, security systems, rates, insurance (excluding your personal belongings), gardening, maintenance and cleaning communal amenities, external maintenance of your villa, and some resident activities.
Should you leave Peakviews, your weekly fee stops as soon as you permanently vacate your home.
We’ll pay you 5% of your Exit Payment within 10 working days of leaving, with the balance paid to you once we hold a new ORA for your home and have received full settlement proceeds from the new resident.
You are not entitled to, or liable for, any capital gain or loss when you enter into an ORA for your home.
No. Peakviews will cover these costs. You’ll only be responsible for any damage beyond fair wear and tear.
If your home is unable to be rebuilt following a natural disaster, we’ll return 100% of your entry payment with no deduction of the deferred management fee.
Covenant Trustee has been appointed as the statutory supervisor for Peakviews. Covenant is an independent body licensed by the Financial Markets Authority and is responsible for overseeing and monitoring the village operations, including financial monitoring, receiving resident complaints, and facilitating AGM’s. They also hold a first mortgage security over the village property to protect the financial interests of residents.
